When looking to renovate a business’s commercial roof, you will find that there are several options, all with various benefits. If your business in Arnold, MD is looking to replace the roof, you will need to know at least generally what your options are. Here, we shall take a look at the five most common commercial roofing types.
1. Built-Up Roofing
Built-up roofing is one of the oldest and most standard types. It is also known as the “tar and gravel” roof, as it consists of alternating layers of tar or gravel and a supporting fabric. Built-up roofing applies to both low-sloped and flat roofs. When properly installed and maintained, this kind of roof can last over 40 years. It requires little maintenance anyhow, and provides decent insulation and UV protection.
2. Metal Roofing
Metal roofing is another tried and true type of commercial roofing. They are often made of corrugated galvanized steel, tin, aluminum, or copper. They are lightweight, and so can be placed directly on top of an existing roof. To protect the metals against sun damage and rust, a coating made of epoxy, acrylic, or ceramic seals the metal from the elements. Likewise, one of the benefits of metal roofing is that it is typically more fire-resistant. They can also come from recycled materials, are durable against snow and wind, and come in a flexible range of designs and colors.
3. Modified Bitumen Roofing
Bitumen, which is the liquid binder that holds asphalt together, is another useful roofing material. It is commonly known as BUR. Reinforced fabrics hold bitumen when the rolls of modified bitumen material are in the factory. When installed, the rolls are unfurled and put down in two layers on the commercial building. The two main types are SBS polymer-modified bitumen membrane and APP polymer-modified bitumen membrane, the more common of which is SBS.
4. Single-Ply Roofing
A single-ply roofing style will effectively insulate and protect your commercial facility. Through ballasting, fastening, or chemically adhering the rubber or synthetic material to the roof’s insulation, you will have commercial roofing that many customers over many years approve. The two common types of single-ply roofing are thermoplastic membranes and thermoset membranes.
5. Spray Polyurethane Foam Roofing
Spray Polyurethane Foam (SPF) roofing is a liquid made of isocyanate and polyol. The liquid, when sprayed onto a roof, expands into a foam. A surfacing layer goes on top of this. Although it is a less common kind of roof, it can be applied to residential as well as commercial roofing, and last over 50 years. It is a durable, practical, and lasting solution.
